What changes the price of a roof replacement?
The short answer: A useful roof replacement estimate names the roof areas, removal work, replacement system and treatment of hidden conditions. A national average or price per square cannot tell you what your particular roof needs.

Start by identifying every roof area included in the proposal. A main pitched roof, porch, garage and low-slope addition can involve different assemblies and details. Ask for a clear description of which areas are included and which will remain. Do not assume the phrase “whole roof” answers every boundary question.
Roof measurements also differ from floor area. GAF defines a roofing square as 100 square feet of roof surface. Ask whether the estimated quantity accounts for the roof geometry and material waste rather than trying to derive a finished price from the home’s interior size.
What changes the price of a roof replacement?
GAF identifies factors including roof size, pitch, location and material selection in its cost guidance. On your own estimate, ask how access, tear-off, disposal and work around roof intersections are addressed. Request the selected manufacturer and product line instead of a generic description of shingles.
A steep roof with multiple intersections deserves a different planning conversation from a simple accessible roof. Tell the estimator about driveway limitations, neighboring buildings, landscaping, tenants and parking arrangements. These details help establish what the job will involve.
Look beyond the shingles
Ask the contractor to describe the proposed underlayment, leak-barrier locations, flashing, edge details and ventilation approach. Have them distinguish between items being replaced, reused and assessed after removal. A short proposal can still be clear if it names the responsibilities and exclusions.
If the roof meets siding or a chimney, ask who is responsible for the transition. If a satellite dish, skylight or other accessory is present, identify its treatment before work starts. Do not assume that every related trade or accessory is included in the roofing price.
Plan for discoveries and closeout
Ask how damaged decking will be documented and priced if it is uncovered. Agree on the approval process for extra work and keep a written record of changes. Compare allowances using the same units and conditions when reviewing more than one proposal.
Before signing, clarify cleanup, disposal, property protection, the payment schedule and the documentation you will receive at completion. Request the product warranty and any separate workmanship terms. A long headline warranty does not explain every covered event, exclusion or administrative requirement.

A project-specific price requires enough information to define the work. Photos and a description can start the conversation, but they cannot confirm every existing condition.
Why are two roofing estimates far apart?
Look for differences in area, materials, removal, flashing, decking allowances and exclusions. Ask both contractors to clarify the same scope before comparing totals.
